The City of Detroit requires all rental properties (single family and duplexes) to be inspected as part of the Certificate of Compliance Program. Every ZIP Code has been given a deadline to meet and pass the requirements of the Program. The Detroit Inspection Group is one of four approved vendors authorized to conduct the physical inspections and assist property owners in the steps necessary to obtain a Certificate of Compliance for their rental property(s).

The Detroit Inspection Group performs the City of Detroit's third-party property inspections. This service is a completely separate inspection from the lead inspection... which is a step in the process for a property to receive its Certificate of Compliance. The lead inspection is performed by a State Certified Lead Inspector. You may use any State Certified Lead Inspector to conduct your lead inspections. The Detroit Inspection Group, in order to provide our customers the convenience of scheduling Lead Inspections, has partnered with several INDEPENDENT State Certified Lead Inspectors who can perform the needed lead inspections. These lead inspectors are not employees of the Detroit Inspection Group but are part of our efforts to help customers obtain their CofCs. Remember that any State Certified lead inspector can conduct the lead inspection for you, but if you would like to use one of our partnered lead inspectors, please click the below button to schedule a lead inspection.
1 - Register your property as a rental unit with the City of Detroit
2 - Schedule your INITIAL property inspection with us (D.I.G.) and pay for it at the same time
3 - If you pass the initial inspection, then go to step 6
4 - If you fail the initial inspection, then repair any noted deficiencies
5 - Once ALL repairs are made, return to this website and schedule your RE-INSPECTION
6 - Schedule a Lead Inspection with a State Certified lead inspector (this can be done at any time in the process)
7 - Once you receive a PASS on your Lead Inspection, send ALL lead reports to your D.I.G. inspector
8 - After we have both the PASSING Lead Inspection and Property Inspection reports, a request is made for Detroit to review your property folder
9 - If denied, D.I.G. will let you know, then you must take care of everything noted by Detroit
10 - If approved, Detroit will U.S. Mail you your rental property's Certificate of Compliance
